This site is built to aim at WCAG 2.2 Level AA.
What is in place
Semantic HTML with a single H1 per page and an ordered heading structure. A skip link to the main content. Visible keyboard focus on every interactive element. Menus, the search panel and the gallery lightbox close on Escape and return focus to whatever opened them. All images carry alt text, and images that have not been supplied render a labelled placeholder rather than an empty box. Filters are native radio inputs and the FAQ uses native disclosure elements, so assistive technology handles them without help from JavaScript. Motion is suppressed when the operating system asks for reduced motion.
What has been tested
Keyboard operation, focus handling, heading order, alt-text coverage and horizontal overflow at 360, 390, 768, 1024, 1440 and 1920 pixels.
What has not been tested
No audit with a screen reader on real assistive technology has been carried out, and no independent accessibility audit has been commissioned. Colour contrast has been designed for rather than formally measured across every combination. These are stated plainly because an accessibility statement that claims more than was tested is worse than none.
Known limitations
The map on a house page is a Google Maps embed. It is a third-party component and its keyboard behaviour has not been separately verified here; the link beneath it reaches the same place without entering the map. Where a property has no photography, a placeholder is announced as an image awaiting upload.

If something on this site is hard to use, say so through the contact page and describe what happened. It will be treated as a defect, not as feedback.
